The property has a 52 week per year licence and therefore can be used as a holiday home anytime of the year. The property can be let to family and friends. The seller is responsible for paying the annual ground rent, consequently, the purchaser will not incur any ground rent charges for the remainder of the licence year during which it is purchased. Annual ground rent for 2024 is £3,216 and is renewable on the 4th of February each year. The annual ground rent increases by the Retail Prices Index or by 3% whichever is the greater each year. Metered electric and gas is supplied by the holiday park and is charged at the rate at the same rate as the park is charged for those utilities. The property is on a water meter and owners pay direct to their local water authority. The property owner is responsible for paying their own property insurance. On change of ownership the seller is responsible for paying the ownership transfer fee of 10% plus vat based on the price for which the property sells, consequently, the buyer is not responsible for paying a transfer fee unless they decide to sell in the future.
