TENURE : Current Licence from 1/12/2021 to 31/12/2033. Any licence extension beyond 31/12/2033 is at the discretion of the site owner. We are informed by the caravan owner that the following annual charge applies for the unit to be sited on the pitch for the 2024/25 season and Ground Rent is payable every December:- Annual Ground Rent £3,750 including vat and water charge. This sum is revised annually. The caravan can be used for holiday and recreational purposes only (and not as a main permanent residence). The licence is for 12 months per annum meaning that the unit can be used at any time of the year, although, the Park may be closed for a period of upto three weeks over the winter period and cannot be used if the park is closed.. Park Rose is an owner exclusive site and the holiday unit can only be used by owners, friends and family. Electricity is supplied by the holiday site and payment must be made to the holiday site. Gas bottles can be purchased from any legal source. The caravan must be insured and insurance can be obtained either via Park Rose or from the open market. The site is pet friendly and dogs are allowed providing they are not a nuisance to other holiday-makers. The site owner (Park Rose Village Ltd) charges a transfer fee on change of ownership of 15% of the sale price agreed. The 15% is subject to VAT. PLEASE NOTE – THE TRANSFER FEE IS PAID BY THE SELLER NOT BY THE PURCHASER. NO COUNCIL TAX IS PAYABLE.
